Vacant residential building: residential building with inventory No. 211/S-1858 with an area of 57.3 sq.m. at the address: Vitebsk region, Miory district, Miory, Krylov St., 25, designation – single-family residential building, name – residential building (wear-77%), components and accessories: cold extension (wear 75%). Characteristics of the residential building: single-story, built in 1970, foundation – rubble, walls – logs, partitions, ceilings and openings – wooden, floors – plank, roof – slate. Engineering communications: heating – stove (unfit for operation), electricity supply – central (dismantled). The creation of the land plot is not registered in the real estate register.
Starting price: 840.00 Belarusian rubles. Deposit: 84.00 Belarusian rubles.
Date, time and place of the auction: 11.07.2025 at 12:00 at the address: Vitebsk, Gogol Passage, 5, in KUKP "Vitebsk Regional Marketing Center". Deposit and document submission period: from 8:30 on 06.06.2025 to 17:30 on 10.07.2025. Applications for participation in the auction and attached documents are accepted on business days from 8:30 to 17:30 at the address: Vitebsk, Gogol Passage, 5, in KUKP "Vitebsk Regional Marketing Center". Conditions for the auction winner or the sole participant of a failed auction, who has expressed consent to acquire the lot at the starting price increased by 5%, are obliged to:
- Within 10 business days from the date of approval of the auction results protocol or after the auction is declared failed:
pay for the auction item (part of the payment in case of a written application for deferred payment) by transferring funds to the settlement account No. BY94AKBB36003210000000000000 at JSC ASB "Belarusbank" BIC AKBBBY2X, UNP 300594330 payment code 04805. Beneficiary: Main Department of the Ministry of Finance of the Republic of Belarus for the Vitebsk Region (UNP of the actual beneficiary 300069886);
reimburse the costs of organizing and conducting the auction, including expenses related to the market value appraisal of the auction item, the preparation and provision of documentation necessary for its conduct to the auction participants;
apply to the Miory District Executive Committee (hereinafter referred to as the district executive committee) with an application for the provision of the land plot on which the sold single-family residential building is located;
- No later than 10 working days after the auction winner or the sole participant of a failed auction has taken the above actions, apply to the district executive committee to conclude a sale and purchase agreement for the auction item.
- Within two months after the district executive committee's decision on the provision of the land plot, apply for state registration of the land plot and the auction item at the Miory Bureau of the Polotsk Branch of RUE "Vitebsk Agency for State Registration and Cadastre", and in case of provision of the land plot under a lease agreement – also conclude a lease agreement for the land plot and apply for its state registration at the Miory Bureau of the Polotsk Branch of RUE "Vitebsk Agency for State Registration and Cadastre".
The auction is held in accordance with Decree of the President of the Republic of Belarus No. 116 of March 24, 2021 "On the alienation of residential houses in rural areas and improving the work with vacant houses" and the Regulation on the procedure for selling vacant residential houses without auctions, organizing and conducting auctions for their sale, approved by the Resolution of the Council of Ministers of the Republic of Belarus No. 547 of September 23, 2021. Invited to participate in the auction are: citizens of the Republic of Belarus, foreign citizens, stateless persons (hereinafter referred to as citizens), individual entrepreneurs and legal entities, consolidated participants (two or more citizens, individual entrepreneurs, legal entities) who personally or through their representative submit an application for participation in the auction to the commission within the period specified in the notice, provide a document confirming the deposit payment to the current (settlement) bank account specified in the notice, with a bank mark, and also conclude an agreement on the rights, obligations and responsibilities of the parties in the process of preparing and conducting the auction for the sale of vacant residential houses. Provided by: a citizen – a copy of the identity document, without notarization; an individual entrepreneur – a copy of the certificate of state registration of an individual entrepreneur, without notarization; a representative of a citizen or individual entrepreneur – a power of attorney; a representative or authorized official of a legal entity of the Republic of Belarus – a power of attorney issued by the legal entity, or a document confirming the authority of an official, copies of documents confirming the state registration of the legal entity, without notarization, a document indicating the bank details of the legal entity; a representative or authorized official of a foreign legal entity – copies of constituent documents and an extract from the trade register of the country of origin (the extract must be made no earlier than 12 months before the application is submitted) or other equivalent proof of legal status in accordance with the legislation of the country of origin with a translation into Belarusian or Russian (the authenticity of the translation or the original
notarized or by a person authorized to perform notarial acts), a power of attorney or a document confirming the authority of an official, a document on financial solvency issued by the servicing bank or other credit and financial organization, with a translation into Belarusian or Russian (the accuracy of the translation or the authenticity of the translator's signature must be notarized or by a person authorized to perform notarial acts). Documents drawn up outside the Republic of Belarus in accordance with the legislation of a foreign state must be legalized, unless otherwise provided by law. When submitting documents, the applicant (his representative) presents an identity document, and the head presents a document confirming his authority. Consolidated participants submit the original and a copy of the agreement on joint participation in the auction without notarization. The auction will be held if there are at least 2 participants in relation to the subject of the auction. The winner of the auction is the participant who offered the highest price. Costs for organizing and conducting the auction, including expenses related to the preparation of documentation necessary for its conduct, are transferred to the settlement account specified in the auction protocol. Information on the final amounts of costs for organizing and conducting the auction, including expenses related to assessing the market value of the residential building, preparing and providing auction participants with the documentation necessary for its conduct, is brought to the attention of the participants in writing before the start of the auction. In case of refusal or rejection by the winner of the auction or the sole participant of a failed auction to pay for the subject of the auction, reimburse the costs of organizing and conducting the auction, including expenses related to assessing the market value of the vacant residential building, preparing and providing auction participants with the documentation necessary for its conduct, failure to conclude a purchase and sale agreement, failure to conclude a land lease agreement, the deposit paid is not refundable.
